If you’re selling a property for the first time or are unsure of the process, our ten-step guide will help you every step of the way:
- Book a Valuation: Start by arranging a free property valuation with your local Harratts Legal Services branch. You can do this by calling 0161 791 1350 or filling out our online form. Our valuer will give you an accurate estimate of your property’s worth and explain our unique marketing strategies to achieve a swift sale for the best price.
- Listing Your Property: Once you choose to market your property with Harratts Legal Services, get in touch with your valuer to complete the Agency Agreement and schedule an appointment for professional photographs of your home.
- Marketing Your Property: After you sign the agreement, we will begin marketing your home right away. We’ll create a professional brochure featuring high-quality photos and list your property on the Harratts Legal Services website and popular property portal Rightmove. Our Sales Negotiators will also reach out to potential buyers to generate early interest.
- Viewings: When a prospective buyer expresses interest in viewing your property, we’ll contact you to arrange a convenient time. Our trained negotiators will accompany all viewings, so you can either stay or provide us with the keys. After the viewing, we’ll promptly follow up with constructive feedback and hopefully an offer!
- Stay Informed: One of the most appreciated aspects of our service is regular contact to keep you updated on your property’s progress. We’ll discuss how your home is performing online, provide feedback from viewings, and strategies to help you secure that crucial offer. You can also reach out to us via phone, email, or in person anytime you have questions.
- Receiving an Offer: As soon as a potential buyer makes an offer, we’ll notify you immediately. It’s your decision whether to accept, reject, or negotiate the offer further if it’s lower than expected.
- Offer Accepted: Once you accept an offer, the sales process moves forward. Your file will transition to our Sales Administration team, who will coordinate between you, the buyer, and the conveyancers to ensure a smooth transaction.
- Arrange Conveyancing: You’ll need to appoint a conveyancer to manage the legal complexities of selling your property. Your conveyancer will send you several documents to complete regarding your home and the fixtures you wish to include in the sale. It’s essential to return these documents as soon as possible.
- Surveys: If the buyer requires a survey, our Sales Admin team will help arrange a convenient date and time. Should any issues arise during the survey, we will work diligently with both parties to find a suitable resolution.
- Exchange and Completion: Once your solicitors are satisfied with the drawn-up contracts, the exchange of contracts takes place, legally binding both you and the buyer. After setting a completion date—typically around a week later—you should ensure your belongings are removed from the property. Upon completion, your solicitor will confirm payment from the buyer, and you’ll hand over the keys at our Harratts Legal Services branch, where the new owner will collect them.
With Harratts Legal Services by your side, selling your property can be straightforward and stress-free. If you have any questions about the process, please don’t hesitate to reach out!
